Owning a rental property in Spain while living abroad requires a reliable management partner on the ground. Here is how the Costadels and Houses In The Sun partnership works for Serena Golf Resort owners.

Division of responsibilities

Costadels manages everything related to bookings: marketing, guest communication, pricing, payment processing and financial reporting. We are your primary point of contact as an owner.

Houses In The Sun manages the physical property in Los Alcázares: guest reception, key handover, cleaning, linen, maintenance coordination and any issues that arise during or between stays.

What the management service includes

• Full cleaning before and after every booking
• Fresh linen and towels for each stay
• Guest check-in (standard 17:00–21:00) and check-out (08:00–11:00)
• Extended check-in and late check-out available on request
• Guest support throughout the stay
• Routine maintenance and minor repairs
• Utilities (water, electricity, internet) included for guests
• Monthly income statements via your owner dashboard

Costs

The combined management fee is 35% of gross rental income. You receive 65%. This is all-inclusive — there are no separate cleaning fees, no listing charges and no monthly retainer if the property is unoccupied.
