One of the main concerns for property owners renting out from abroad is the practical side: who handles the keys, the cleaning, the broken tap at 10pm? Here is how management works through our Costadels and Houses In The Sun partnership.

Who manages what

Costadels is responsible for marketing, bookings, pricing and owner communications. We manage all guest enquiries, handle booking payments and provide you with monthly income reports.

Houses In The Sun is our exclusive on-the-ground partner at Mar Menor Golf Resort. They handle all physical property management including guest check-ins and check-outs, cleaning, linen, maintenance and any issues that arise during a stay.

What is included

• Professional cleaning before and after every stay
• Fresh linen and towels provided for each booking
• Guest check-in and check-out management (standard times: 17:00–21:00 / 08:00–11:00)
• 24/7 guest support during stays via Houses In The Sun
• Routine maintenance coordination
• Water, electricity, gas and internet included for guests
• Monthly financial reporting via your owner dashboard

Owner dashboard

You have access to a live owner dashboard at any time, showing your booking calendar, upcoming reservations, income history and financial statements. Everything is transparent — you can see exactly what has been earned and when payments are due.

What it costs

The total management fee is 35% of rental income. This covers both Costadels (booking management, marketing) and Houses In The Sun (on-site property management). You receive 65% of all income, with no additional charges for standard management.
